We're looking for a house or flat for multiple scenes in a short film. Overall vibe is:
– Run-down
– lived-in (not derelict)
– 60s-70s feel, timber clad walls etc
It's for a short film, will be needed for 1-2 days and nights. There is budget available so not expecting a freebie but can't pay standard location agency rates most location agencies are asking for at least £1000 plus fees).

I think you'll need to dress the set heavily, nobody who lives in squalor is going to welcome a film unit, or afford a hotel. How about a set build and dress? What you lose in authenticity you'll regain in convenience (eg parking, not having real neighbors playing music, etc.)

Thanks Paddy, good point about people who living in squalor not wanting to be used as a location. I suppose we're better off looking for unused locations in that case. I still think that will be more cost / time effective than set building, but totally get your point about control and convenience. Thanks!

I was with a film group who filmed there on Monday. You can hire it out for films, events, exhibitions etc...
It might suit your needs.
