WE can travel up to 2.5 hours outside of london and have app £2500 in the pot.
Any recommendations MUCH appreciated.
BRIEF
Interior: Rustic or family traditional or shabby chic
Fireplace in large living room area with overhead beam / s
Depth e.g. Rooms leading to rooms...even some areas open plan would be ok ( e.g. The kitchen area linked to the living room would work)
Exterior : Remote / ish ...wooded area, a stream near by and a Shed..
Could be a cottage or farmhouse or small manor house even.

Is £2500 the entire budget or is that per day? How many days are you looking to shoot at the farmhouse?

We have a country cottage in Brightwell cum Sotwell near Wallingford in Oxfordshire. (About 1 hour from London with good transport links. We have a brick fireplace with wood burning stove in Living room, farmhouse kitchen with Aga. No houses nearby, very small stream running length of garden but prettier, more babbling stream up the lane fairly near us. There are lots of photos on our Airbnb site listed under 'delightful and cosy shepherds hut' also our web site, www.hopecottagetours.co.uk. Has photos of front of house and garden. Also - it might be worth contacting the National Trust. I don't know what their rates/availability for filming would be, but their properties have been used for filming in the past (e.g. Pride & Prejudice) and they have lots of smaller cottage style places (not just big period mansions) near, or even in London.

Have a look at holiday rentals and save yourself a lot of money. Provided you tell the owner what you propose to do and cover yourself with insurance there shouldn't be a problem.

Oh whoops, I thought your budget was for a day - I seriously doubt even Lucy can get you a largeish, dressed house for £2500/month TBH. You may be better off with some of the suggestions of guys here...
