Location Needed for short film in or near London: Empty dingy room e.g Cellar / Garage / Lock Up

We are looking for an empty room, min dimensions 10 x 20 ft. The dingier / grimier the better, so a cellar / garage / lock up would be ideal. It must be empty, preferably have a door and no windows. It can be anywhere in or close to London / Buckinghamshire / Hertfordshire / Middlesex. We would want it for a weekend and can pay £300 in total.
