INDEXStudio / Arty Space Partner Tentatively Sought (start-up venture)

I'm heavily pondering establishing a studio / arty space business. I have a ton of tip-top filmmaking kit that sits idle 99% of the year that costs me £185 a month to keep in storage, and it's about time it earned its keep instead of being a drain.
I could chuck some money into leasing a studio space. Dressed up a bit arty, it could be offered as a studio and shoot location. I can think of various other ways for it to pay its way in the early days while the business is establishing itself and (hopefully) growing.
I'm seeking a strong-willed, ambitious "co-adventurer" for the project. I'm not expecting anyone to put in money, as I've got access to some start-up capital and already possess a fair amount kit, rather I'm looking for someone energetic and hungry to get on board as a potential partner. And if the venture starts making money, then you would be first to benefit once the rent / lease costs were taken care of. Until then, I'm afraid the best I could do would be to cover your expenses and make token payments.
I guess that after a few months we should know if we have a budding viable business.
So, any suitable people out there prepared to give it a shot to see where it leads?
Professional acting experience would be useful for the things I have in mind, as would experience in (or at least a great interest in) filmmaking. And hopefully you'll be visually arty, as I'm more techie than visually arty.
As I live in SE6, the space would probably be located in the Lewisham / Greenwich area for my convenience. Also, leases are cheaper round here compared to more central areas.

Sorry about the final scene being lame on that taster vid - it was meant to be super dramatic, but everything went wrong on that day's shoot, especially the weather, so I edited it down to virtually nothing.

Hello this sounds quite interesting to me and would be interested to hear more about it?
I own a couple of print businesses. I used to be in the media industry but it proved to difficult for me to make a good return.
I've produced 3 features and directed 2 of them. I studied performing arts so can work happily with actors. I also worked in London as a video editor for a number of years.
I live in Kent which is about an hour commute so I'm not sure if you're looking for someone nearer to you. But I could be helpful with marketing and other types of the business etc.

Would love to know more - my brother Ben and I made our first feature 'Nina Forever' which came out last year. Our office is based in Hither Green SE13 (and I live next door!) so would love to connect to folks in the area and see how we can build up filmmaking in the SE!
